The Federal Mortgage Bank of Nigeria (FMBN) has issued a comprehensive list detailing ten reasons why applications for mortgage loans under the National Housing Fund (NHF) scheme may experience delays or outright rejection. This guidance aims to assist potential borrowers in understanding the criteria that could affect their loan requests.
One of the primary reasons for rejection is the inadequate contribution period. Applicants must have contributed to the NHF for a minimum of six months to qualify for a loan. Those who fail to meet this requirement will be disqualified from accessing any mortgage loan. Additionally, applicants must demonstrate satisfactory evidence of regular income. If they cannot prove a reliable income stream that supports loan repayment, their applications may not be approved.
Another critical factor is the ability to meet the prescribed repayment period. Applicants seeking construction loans or property purchases are required to provide interim security, such as a Certificate of Occupancy or relevant land registration documents. Failure to supply these documents can hinder loan access. Moreover, incomplete documentation or failure to meet specific eligibility requirements can lead to delays or denials.
It is also essential for applicants to understand that loan approval does not guarantee immediate access to funds. They must secure disbursement approval after their loan has been approved. Without this step, even an approved loan may not result in accessible funds.
